Anaheim sits on old alluvial soil from the Santa Ana River watershed, and a lot of it runs clay or clay loam. That matters before you ever pick a contractor, because how a company handles that soil is the difference between a driveway that lasts twenty years and one that cracks in three. Clay swells when it's wet and shrinks hard when it dries out, and Anaheim's long dry stretch from May through October means that shrink-swell cycle happens every year, right under your slab.
Ask what's happening under the slab, not just on top of it
Anyone can pour concrete flat and smooth. The part that separates a contractor worth hiring from one you'll be calling back in two years is soil prep. A driveway or patio slab here should sit on 4 to 6 inches of compacted base rock, not bare dirt, and the sub-grade should be compacted to spec before any concrete goes down. If a bid doesn't mention base material or compaction at all, that's not an oversight, that's a corner about to get cut. On expansive clay, especially in older lots around the Anaheim Colony where the ground has had a century to settle unevenly, skipping this step is exactly why you see driveways heave near the garage and dip near the street.
Ask what PSI mix they're using too. A typical residential driveway should run 3,500 to 4,000 PSI concrete, not the 2,500 PSI mix that's fine for a shed pad but not for something a car sits on every day. It's a small line item on a bid, and it's one of the easiest places for a lowball contractor to shave cost without you noticing until the surface starts spalling a couple winters in.
Rebar or wire mesh, and why it's not a minor detail
Wire mesh is cheaper and faster to lay than rebar, and a lot of contractors use it because it looks like reinforcement on paper. The problem is mesh tends to sink to the bottom of the pour during placement unless someone's chairing it up properly, which means it ends up doing almost nothing once the concrete sets. For driveways, pool decks, and anything carrying real weight, #3 rebar on an 18-inch grid does the job mesh can't. Ask which one they're using and how they're holding it up off the base. If the answer is vague, press on it.
How the permit process actually works here
Most concrete work in the area, driveway approaches, retaining walls over a certain height, new slab foundations, requires a permit through the City of Anaheim Building Division, or through the county if you're in an unincorporated pocket nearby. A straightforward patio or walkway replacement sometimes doesn't trigger a permit, but a driveway apron that ties into the public sidewalk usually does, because the city has to sign off on anything touching the right-of-way. A contractor who's pulled these before knows the city inspects the sub-grade and forms before the pour, not after, so the schedule has to account for that. If a company tells you permits are a waste of time or that they'll handle it off the books, walk away. That's not a shortcut, that's you holding the liability if something fails later.
If you're in Anaheim Hills or another subdivision built from the 1970s on, there's a decent chance you've also got an HOA with its own rules on driveway color, stamped patterns, or retaining wall height near a slope. Get that squared away before signing a contract, not after the truck shows up.
Timelines that should match what you're actually told
Concrete needs about 24 to 48 hours before it can handle foot traffic and roughly 7 days before a vehicle should drive on it, though it keeps gaining strength for a full 28 days after that. If a contractor tells you they'll pour your driveway and you can park on it the next morning, that's a red flag, not a selling point. Same goes for control joints. These should get cut within the first 24 hours after the pour, while the concrete is green enough to cut cleanly but firm enough to hold a straight line. Skip that step or wait too long, and the slab cracks wherever it wants instead of at the joint you planned for.
Summer pours are their own issue here. When it's 95 degrees in July or August, concrete can lose surface moisture fast enough to crack before it's even cured, so a contractor working in that heat should be pouring early morning or covering the slab with a curing compound, not just finishing it and walking away. Ask what their plan is for hot-weather pours if you're scheduling one for summer.
Red flags worth walking away from
- A bid dramatically lower than the others with no explanation of thinner slab, less rebar, or cheaper mix. Somewhere in that number, something got cut.
- No written contract, or one that doesn't spell out thickness, PSI, reinforcement type, and base prep.
- Pressure for a large cash deposit up front, more than 10 to 30 percent, before any material is on site.
- No mention of drainage or slope. Anaheim gets most of its rain in a short window between December and March, and when it comes it can come hard. A patio or driveway poured dead flat, or worse, sloped toward the house, pools water against the foundation the first heavy storm.
- Reluctance to pull permits on work that clearly requires one.
What a solid contractor looks like in practice
Licensed and insured is the baseline, not the selling point. Ask to see it anyway. Beyond that, look for someone who asks about your soil and your drainage before they quote a number, who talks through joint layout and reinforcement without being asked twice, and who gives you a realistic cure schedule instead of the fastest one. A contractor who's worked across Anaheim, from older slab-on-grade homes near downtown to hillside lots out toward Anaheim Hills, has already run into most of what your yard is going to throw at them.
